How does Habitat work?

Habitat for Humanity (HFH) renovates and builds houses in partnership with qualifying families, using as much donated material and labor as possible. HFH then sells the houses at no interest and no profit, making them affordable for many low income families. The monthly mortgage payments made are then put toward the building and renovating of other Habitat houses.

Who qualifies for Habitat Houses?

There are three main criteria to qualifying for a Habitat home.

A real need for housing. Things we take into consideration: Homelessness, overcrowded or unsafe living conditions, unusually high rent or utilities, infestations, a rental home in need of repairs, and etc.

Fitting our income guidelines. Habitat homes are not free, rather they are priced affordably for low income families. Our income requirements are based on this principal.

How much does a Habitat house cost?

Payments vary depending on the house. For example, a house built for $72.00 a square foot (which is typical) would have a monthly payment between $450 and $650; which includes principal and escrow for taxes and insurance. (Payment increases may be made as real estate taxes increase inside of Harrisburg).

Families and sites are matched by Habitat’s Family Support committee. A down payment of 1% of the mortgage amount is required before moving into a Habitat house.

3) A willingness to partner. To show commitment families must volunteer 350 hours for our Habitat Affiliate. This is called “sweat equity”. Sweat equity means putting your own sweat and effort into buying your home. One hundred hours are required directly from the family moving into a Habitat house, the other 250 may be done with the help of extended family, friends, congregation members, fellow employees and etc.

What is my responsibility to Habitat ?

Selected families are required to attend a minimum of two home repair workshops, and a budget review workshop through Habitat as well as complete their sweat equity hours.

After moving in, families are expected to make monthly mortgage payments on time and keep the house and yard well-maintained. Homeowners are totally responsible for their own property maintenance and monthly utility bills. All expenses connected to property improvements, repairs and etc. fall on the homeowner, not Habitat.

What else should I know?

Homeowners may occasionally be asked to participate in events that will publicize the work of HFH. Such events might include fund-raisers, newspapers or TV coverage, and photographs. This is necessary to maintain community involvement. Every effort is made to make the experience comfortable for the family.

Owning a home is a tremendous responsibility. HFH will provide training and teach you the skills that will become necessary for you to have!

What kind of a home do Habitat families receive?

Habitat builds simple, decent housing. This means that there are many “extras” not included in Habitat homes. Garbage disposals, large yards, dishwashers, ceiling fans, garages, air conditioning, washers/dryers, and fences do not come with Habitat homes. New builds do not come with basements.

We do however provide well built homes complete with outdoor shed and side walk. Other amenities include: Gas stove, Laundry hook-up (gas only), steel entry doors with deadbolts, residential carpet and vinyl flooring, water heater and furnace, refrigerator, one full bathroom, three phone jacks, one coat closet.

How many bedrooms do Habitat Homes come with?

The number of bedrooms in a Habitat house is dependent on the age and gender of the children moving into the house.

Bedroom sharing is considered acceptable and may be required. Habitat does not offer each child their own bedroom. Our policy stipulates that children of different genders will never be required to share a room. However, children of the same gender and less than four years apart in age will be considered capable of sharing a room. The size of the house offered to qualified applicants will be based on that standard.

What is Habitat for Humanity?

Habitat for Humanity is an interfaith grass-roots Christian housing ministry with the goal of eliminating poverty housing.  Unwilling to accept the fact that thousands of families live without adequate shelter, Habitat challenges and invites individuals, religious and civic organizations, companies, and foundations to join in partnership with people living in inadequate housing to improve their conditions.

If I am selected, then what?

1.    You and your family will begin your 350 hours of sweat equity. After thirty hours are completed, a house assignment will be established.

2.    You will be assigned a family mentor. This person will help you through the Habitat process and in understanding the responsibilities of home ownership.

3.    You will begin saving your down payment.
